Five steps, each one verifiable.

1. Site selection

   Sites are screened for zoning, transport and employment demand, and build feasibility before they are offered. You see a shortlist, not a firehose.

   Your adviser can verify: the lot on plan, the zoning, and the planning pathway, all from the references supplied with the package.

2. Due diligence

   You receive the package file: the itemised yield model¹, the build specification, the approval status against the window, and the contract terms.

   Your accountant can verify: every line of the yield model, room rates against the local market, and all costs the gross figure excludes.

3. Contract and approvals

   You sign with your own solicitor acting, after the appointment and disclosure paperwork required under Queensland law, including the Form 6 appointment, is in place.

   Your solicitor can verify: the Form 6 appointment, all referral and fee disclosures, the contract terms, and the approval documents lodged for the site.

4. Build and compliance

   Construction runs under a fixed-terms building contract with the licensed builder, with Class 1B certification and fire compliance built into the scope, and progress reported to you.

   Your adviser can verify: the builder's licence with the QBCC, the building contract terms, and each certification as it is issued. Builder identity is disclosed on request and in contract.

5. Settlement and tenancy

   Handover, final certification, professional rooming-house management, and your first tenancy schedule. From here it is an income asset with a manager, not a project.

   Your adviser can verify: the final classification and compliance certificates, the management agreement, and the tenancy schedule against the yield model you started with.
